Thinking About Selling "By Owner"
I know about the frustration of having your home on the market and it not selling...you have some choices if you still want to sell.
1. You can sell it yourself and save the commission.
On the surface, this probably sounds like a great business decision because it appears you will be able to put more money in your pocket at closing by saving the real estate commission.
Here is some valuable information you will want to consider before making the decision to sell your home privately...
Did you know a National Association of Realtors (NAR) study (2008 National Association of REALTORS® Profile of Home Buyers and Sellers) found the typical FSBO home sold for $150,000 compared to $218,000 for Realtor assisted home sales. The median sales price per Square Foot for a FSBO home was $92 and Realtor assited price per Square Foot was at $116. With adjustments made for median home size Square Footage, the FSBO seller ended up leaving a staggering $36,000 on the table at closing! They DID NOT save the commission. It also tells us only 13% of the home owners sold their own home without a realtor and 87% listed and sold with a realtor. And more importantly, statistics show Did the private seller really save any money? These are bonafied, verifiable facts. Let's not forget the huge personal liability & risk for you and your family have representing yourself and letting strangers in your home.
Here is something else to consider...Home Buyers are just getting smarter. In more difficult times for housing and the economy, a greater number of Home Buyers are seeking professional real estate advice. Consumers in the end are also greatly benefiting as a result of having sought out professional representation.
I know you are thinking...this is all just scare tactics so I will list my home. Well, I would be happy to sit down with you and go over, in detail, the "Six Rock Solid Reasons You Should NEVER Sell Your Home Privately" - CLICK HERE NOW To Read Them.
2. List your home with a discount broker.
Did you ever wonder how discount Brokers/Agents really work and how they can do it for "less"? It’s sort of like the “old bait and switch”…they use your home as “bait” to attract a bunch of buyers and they may sell 2 or more homes to buyers who contact them about your home. They, of course, “hope” your home will sell, but in reality, they could care less, because they will make a much higher commission on the homes they sell to the buyers they attract with your home, then the discounted amount you paid them. You will also find they will not be very “hard” on you about pricing your home to sell and will pretty much take it overpriced, so your home will just sit on the market, while they make their money from the buyers YOUR home attracts. Does this sound like a profitable plan for YOU?
3. You can list your home with the Fleckinger Team's "Flexible Commission Plan".
We offer a unique "Flexible Commission Plan" where you can list your home with us and still sell it yourself. With this option, you will get ALL the major benefits of our "Massive Exposure Marketing Plan" and at the same time have the option and flexibility to find a buyer for your home, and sell it yourself and save the commission. Important Note: Unfortunately in our present market many home sellers are learning they are "upside down" in their home and owe more money than their home will sell for. These home sellers are not aware of the "no cost" options they have if they are struggling to make their mortgages or worse yet, facing foreclosure. To learn more about those options, CLICK HERE and visit our informative web site.
